Atrium's Virginia Multifamily Portfolio Grows while the Corridor Around It Heating Up

Atrium has partnered with Heirloom Development on the acquisition of The Jeffersonian Apartments in Charlottesville, Virginia. Atrium now manages the property, adding an 83-unit multifamily asset to our growing Virginia portfolio.
The deal closed March of 2026, and is a continuation of the relationship between Atrium and Heirloom. The wife-and-husband team behind Heirloom dreamed up Six Hundred West Main, a one-of-a-kind apartment building also in Charlottesville.
What makes the Jeffersonian acquisition worth watching isn't just the property. It's the corridor.
A Corridor the University Is Quietly Building Around
Arlington Boulevard sits just outside UVA's North Grounds, and the University of Virginia Foundation has been assembling land there for years. According to a recent report from C-VILLE Weekly, the Foundation has spent $20.5 million over the past five and a half years buying six properties on the southern side of the road, and it recently filed for a demolition permit on a vacant office building at 1928 Arlington Blvd.
That land is zoned for the tallest buildings allowed anywhere in Charlottesville. A planned extension of Copeley Road will soon connect the area directly to Barracks Road, opening up the kind of access that tends to precede a wave of new development. The Foundation isn't buying speculatively. It's buying with a long horizon, tied to the University's own growth plans.
Heirloom Development made its own move on the same stretch this year, acquiring a nearby apartment complex on Arlington Boulevard. Atrium's involvement in The Jeffersonian puts us in the same corridor, at the same moment institutional capital and the University are both signaling where they expect value to go next.
Why This Matters for Investors
Multifamily returns are built on demand fundamentals holding up over time, not just today's rent roll. A corridor where a university foundation is patiently buying land, where zoning allows significant density, and where new infrastructure is already in design, is a corridor with room to grow into.
The Jeffersonian gives Atrium and Heirloom a position in that growth story now, ahead of the changes already underway around it.
